Harbor Capital announces the acquisition of Discovery Hills Commerce Center, a newly constructed portfolio of five Class A industrial buildings totaling 226,720 square feet in Brookshire, Texas. The transaction closed on October 20, 2026. Harbor Capital worked with Marble Capital and Prosperity Bank dba Stellar Bank to complete the acquisition. Harbor Capital secured Discovery Hills through an off-market forward purchase agreement with The Urban Companies, the project’s developer, prior to construction completion. This allowed Harbor Capital to begin leasing the park ahead of closing. At acquisition, three tenants had executed leases covering four of the park’s five buildings. Discovery Hills is one of ten industrial parks The Urban Companies has built or is currently building for Harbor Capital in Houston, totaling 82 buildings and 2.45 million square feet. The campus sits along Discovery Hills Parkway and Twinwood Parkway in Waller County, next to Harbor Capital’s Twinwood Commerce Center and 1.7 miles from I-10. The concrete tilt-wall buildings range from 31,200 to 54,080 square feet and feature 32' clear heights, rear-load dock-high loading, ESFR sprinkler systems, and LED lighting. Building 2, a 31,200-square-foot facility with 2,000 square feet of built-out office, is the only remaining vacancy at the park and is available for immediate occupancy. Carter Holmes and Nick Peterson, SIOR, of NAI Robert Lynn are leading leasing and sales efforts on behalf of Harbor Capital. For all inquiries, please contact Carter Holmes at (713) 417-5447.
