Methodology

What counts as a deal

Sales and leases that were publicly announced or reported. Small deals, renewals, subleases, expansions and sale-leasebacks (counted as sales) are included.

What we exclude

Listings, rumors and proposals. We do not use deed, assessor or recorder databases to discover deals.

Weekly windows

Each metro is refreshed weekly for the previous seven complete days. A deal belongs to the week it was first publicly reported. Dates are the best available announcement, report, posting or closing date and are labeled.

Sources and facts

Every deal carries a link to its source. Facts are taken from the source; anything the source does not state is shown as “Not disclosed”. Price per SF or per unit is calculated only when both figures are reported and is labeled as calculated.

Pages and summaries

Every deal has its own page. When we can read the original report, the summary quotes it directly. When we can't, the page sticks to the basic facts we have, says plainly that details beyond the headline aren't confirmed, and links to the full report. Those shorter pages are kept out of search engines.
